Case Study — Website Design · 2025
Atlas Realty
A cinematic property platform for a boutique brokerage — immersive listings, editorial pacing and a booking flow designed to turn browsers into viewings.
Overview
Atlas is a boutique brokerage selling premium homes in a market where every agency's website looked identical — grey thumbnails, grey filters, grey outcomes. They came to Skillsquad to rebuild their platform around a conviction: people don't fall in love with listings, they fall in love with places.
The engagement covered UX research, interface design, front-end development, a headless CMS for the listings team, and a booking flow rebuilt from first principles. The result is a platform where photography leads, data supports, and every path ends in a viewing request rather than a dead end.
The Challenge
Most traffic arrived on mobile, and most of it left within seconds. The old site buried its best asset — genuinely stunning property photography — under dense filter panels and cramped thumbnails. Listings read like database rows, so buyers treated them like commodities and shopped on price alone.
The booking path was worse: a five-step form with agent-only time slots, no confirmation state, and no follow-up. Atlas was paying for premium photography and getting spreadsheet conversions. The rebuild had to sell the lifestyle without sacrificing a single conversion point.
Strategy
Strategy: property as cinema. We structured the experience like a film — an establishing shot (full-bleed hero), a slow reveal (editorial scroll through spaces), then the call to action (booking) landing at the emotional peak. Filters were demoted to a single elegant rail; imagery was promoted to full viewport.
Commercially, the booking flow was collapsed to three steps with live agent availability, instant confirmation, and an automated follow-up sequence. A strict performance budget kept the cinematic feel from costing the mobile audience it was built for.
A listing is a fact. A film is a feeling. We built the film.
Creative Direction
Direction: after-hours architecture. Deep cinematic surfaces, a single bronze accent drawn from interior lamplight, and oversized display typography that treats each address like a headline. References came from architecture magazines, film stills and gallery walls — media that understand scale.
Motion is editorial, not decorative: slow crossfades between rooms, parallax reserved for establishing shots, and a booking stepper that feels like turning pages. Nothing moves without telling the buyer where they are in the story.

#F4F3EF - Amber — CTAs only
#FDB813 - Bronze — project tint

- Display — Space Grotesk. Tight tracking, all-caps addresses and section titles. Big, confident, unhurried.
- Body — Inter. For specs, pricing and legal — data stays quiet so imagery can speak.
- Numerals — tabular figures everywhere prices appear; no layout jitter between listings.
- Listing cardImage-led, three data points maximum — price, beds, area. Everything else lives one tap deeper.
- Filter railSingle sticky rail, one thumb control per filter. Complex queries without the complexity.
- Booking stepperThree steps — slot, details, confirm — with live availability and instant confirmation state.
- Map pinsCustom bronze pins showing price on hover; clusters resolve into editorial cards, not grids.
Final Execution
The platform shipped with everything the listings team needs to run it daily: a headless CMS with photography-first templates, a booking engine wired to agent calendars, and a design system documented well enough that future pages can't drift off-brand.
- 24 page templates, desktop and mobile
- Headless CMS for the listings team
- Three-step booking flow with live availability
- Agent dashboard UI and follow-up states
- SEO structure and performance pass
- Design system documentation
Results
Results are measured against client KPIs and published with permission. For Atlas, that means viewing bookings, time on listing pages and mobile conversion — benchmarked against the old platform.
The experience was designed to trade commodity browsing for emotional commitment: photography first, friction last, and a booking flow short enough that intent survives the tap.
